2024 Airbnb Occupancy On Track to Exceed 2023
After record-breaking numbers in 2021, as Covid restrictions came to an end, Airbnb metrics, especially occupancy have been declining for two years. Fortunately this year we are seeing these numbers starting to creep back up!
According to AirDNA, supply growth has slowed due to high home prices and mortgage rates while demand for vacation rentals has rebounded. October’s data now shows 2024’s year to date occupancy matching 2023’s and with two months of positive pacing ahead (especially during the peak holiday season), a slight annual increase in occupancy looks promising.
Key U.S. STR Performance Metrics for September 2024:
Revenue per Available Rental (RevPAR) increased 8.5% to $153.97
Available listings were 1.71 million, up 4.4%
Total demand (nights) rose 7.5%
Occpancy was 2.9% higher at 53.2%
Average Daily Rates (ADR) increased 5.6% to $289.55
Nights booked increased by 12.4%
